The second annual Lake of the Ozarks Duck Drop 2010 will take place on August 14 just below Bagnell Dam on the Osage River. You may gather as soon as 7:00 a.m. for the 5k fun run at the Silver Star Campground. This is a family fun day which includes live entertainment, clown walking, duck painting and ponds, arts and crafts, many vendors, and food and drinks. The duck drop takes place at noon with about 7500 ducks dropped from helicopters into the Osage River. The first duck to cross the finish line earns $5,000 for the owner. Last year the ducks reached the finish line in 30 minutes. Duck Drop 2009 was a great success and the organizers are hoping for an even bigger event this year. Lake of the Ozarks Real Estate Q and A – Surveys
Q: It has been suggested to us that when we buy a piece of property we should have a survey done. We have done a little research and have found that a survey can be quite expensive. If we have title insurance why do we also need a survey?
A: Although a title insurance policy specifies the legal description for your piece of property, no physical examination of the property has taken place. Through research of records the title insurance company can only specify what has been documented. For example, if there is an encroachment on the property such as a portion of the neighbor’s garage or a deck overhang, but no easement has ever been filed, only a physical examination of the property would reveal this.
There are different types of surveys that can be performed. The least expensive is a boundary survey. When this type of survey is performed a certified professional simply locates, marks or re-establishes the boundaries of your property. A survey of this type will reveal any obvious encroachment issues but will not include details such as improvements on the property, easements or underground utilities.
A spot survey seems to be a popular avenue for many homeowners. With this type of survey not only are the boundaries located and marked by a certified professional but the improvements on the property are also addressed. The survey report and map that you receive as a result of a spot survey will include exact location of each structure on the property within the boundaries. This will not only show whether there are any encroachments but also how close each structure is to your property lines helping to prevent any future problems.
The most detailed survey is the alta survey. Although this is the most expensive survey, it will render the most detailed information about the property. When this type of survey is performed a certified professional will research the past deeds and easement, including the property boundaries in the report as well as the location and boundaries of all easements on the property. All underground utilities will also be located and inlcuded in the map and report of the property.
The details about your property that you are provided as the result of a survey can answer many questions about your property for years to come. If you are buying a lot to build on, plan to expand the size of the home you are buying or you are buying in an area that has never had building restrictions, you should seriously consider having a survey performed. If you are unsure, visit with your real estate professional who should be able to steer you in the right direction.
