A:  Pricing a home well above its value can be a very bad strategy.  The first 30 to 60 days that a property is on the market are crucial.  It is in those first days that opinions will be formed by real estate professionals and buyers.  Experienced buyer’s agents previewing homes for their clients are not likely to give priority to a home that is grossly overpriced thus diminishing the exposure to your home. 

It is important to remember that today’s consumers are more educated and are more likely to have done their homework before entering the real estate market.  These savvy consumers are looking for value in a home that is priced correctly.  The more outlandish the price the less likely the seller will be taken seriously.  An interested buyer may form the opinion, based on the price, that you had no real intention of selling your home and forego even making an offer.

The longer your home is on the market the more questions your potential buyers will have about the property, trying to ascertain why the home hasn’t sold.  Two questions buyers usually ask are; 1)  Why are they selling?  2) How long has the home been on the market?  Your home  may be in perfect condition with absolutely no questionable qualities, but over pricing may still cause you problems.  Because of a lengthy stay on the market, due to over pricing, you may open the door for potential buyers to foster reservations and doubt regarding your home.

Pricing your home correctly is key to being taken seriously without reservation.  A well informed buyer who is interested in your property is more likely to respect your sensible asking price and make a serious offer.  A reasonable offer received early on generally translates into fewer days on the market.
