Buying Real Estate at the Lake of the Ozarks
 
1. Where do we start?

Drive around the lake and get a feel for the different areas and neighborhoods. Then meet with us to discuss your plan, time frame, "wish" list and "have to have" list. At the meeting, we will also discuss how we will be working together and what options you have as a Buyer for real estate representation.

 
2. How do we find our perfect property?

After our first meeting and a review of your goals, we'll go out and preview some properties. We will have done our homework and have selected the most likely candidates. We won't waste your time looking at homes that are not suitable. Occasionally, the first day becomes a familiarization tour and it takes another day to narrow down your choices.

Once you've fallen in love with a home, we'll help you make a decision, write up the contract (a State of Missouri approved form), negotiate the purchase and you'll be on your way!

 
3. Why should I work with a Buyer Specialist?
Having the opportunity to work with a Buyer Specialist is like having your own personal shopper! We have a team of Buyers Agents that focus only on you, the Buyer. They make it a full time priority to know the listed properties at the Lake of the Ozarks. If we don't find the home you want before you leave the Lake, which happens sometimes, we will make sure you are included in our Buyers Instant Notification System. When a new listing hits the market that meets your criteria, you will be notified within seconds by email. We'll make sure you have the first pick of the best properties!
 
4. How do I know I'm getting the whole picture?
Just a word about showings... through the Multiple Listing System and our website you have access to all of the listed properties for sale at the Lake of the Ozarks! We show all listings, regardless of who has them listed and sometimes "For Sale By Owners" and unlisted properties. In other words, we will do whatever it takes to find you what you want.
 
5. How do we negotiate the best deal for you?

Our market is very active right now and the Tonia Grein Team's listings are currently selling at 98% list/sell ratio. We will provide you with the facts and statistics about sales activity related to the property you are buying. If we are representing you, we can help you make an offer which has the best chance of succeeding and has the maximum benefit to you. Our specific advice will be based on years of experience.

Here are some general tips...

Make your offers clean and simple, with the fewest contingencies possible.
Look beyond the obvious - many Buyers don't see potential in a property that doesn't show well - if you can, that may be an opportunity for you.
Pre-qualify with a local lender and submit the letter of approval with your offer.
 
6. Financing, title work and other details.
Most buyers secure financing through locally based mortgage brokers. Most homes can be financed at 80-100% of value. Terms for home loans are determined individually, as are loans for construction and vacant land. At the Lake of the Ozarks the Seller pays for the title search fees, prorated taxes and assessments and the closing costs are split between the Buyer and the Seller.
 
7. Can we do a long distance closing?
Thanks to the convenience of technology and overnight delivery, many of our closings are handled without the parties being present.
