Q: We have decided to purchase a vacation home at Lake of the Ozarks. Is
there anything significant to this time of the year that we should know?
A: Home inspections are always important. Because winter weather can can be especially harsh on a home, the importance of an inspection will dramatically increase in the coming months.
A general home inspection is usually a good place to start. This inspection will determine the integrity of the foundation and main structure of the home. The main electrical panel is also checked during this type of inspection. Any findings that are in conflict with codes, acceptable practices or deficiencies of an electrical, mechanical or structural nature will be noted in a final report.
Some inspections are very specialized such as inspections of exterior components like dryvit. Your realtor should be able to assist you in finding a qualified specialist to conduct an EIFS inspection.
An inspection to determine whether or not the home contains mold is also important. Mold can exist in a home due to an inadequate heating and cooling system or improperly applied exterior finishes and can pose a serious health risk.
Once the inspections have been completed you should receive a report for each inspection. You should take some time to review all of the findings. Discuss with your realtor any issues that need to be addressed.
Keep in mind that an inspection is a means of discovery. It is intended to locate and identify any major electrical, structural or mechanical problems that may exist in the home. This should not be viewed as an opportunity to scrutinize the property in an attempt to negotiate a better deal.
